Palm Beach County Real Estate Palm Beach County developers are putting great plans into motion for developing the western part of the county, with several newly proposed projects in the works. Here’s a look at some of the proposed developments as well as those that are currently underway for the area. Indian Trails Grove The largest application is that for Indian Trails Grove, which will be the size of a small city at 4,929.3 acres. Situated two miles west of the intersection of Seminole Pratt Whitney Road and Orange Boulevard, the community will be just west of Riviera Beach near the Acreage neighborhood. In addition to bringing 3,943 homes to the area, which currently consists mostly of farmland, the developers are also making plans to include 225,000 square feet of commercial space. The western edge of the site would remain open space featuring waterways, trails and equestrian paths. Palm Beach West Associates I, which is an affiliate of Sunrise-based GL Homes, is behind the development. Currently, the company is working on upscale communities in the Agricultural Reserve area west of Boca Raton, Boynton Beach and Delray Beach. The company acquired the land to be used for Indian Trails Grove in 2005 for $184.9 million. Urban Design Kilday Studios is the planning firm on the project. Westlake A bit further east of Indian Trails Grove and situated on Seminole Pratt Whitney Road, the Westlake development proposed by Minto Communities has been approved by the county. The development will feature 4,500 homes and 2.1 million square feet of commercial and civil space on a 3,800 acre plot of land. Gulfstream Polo Properties Pulte Homes Corp., which is a subsidiary of Atlanta-based PulteGroup, is currently working on a development south of Lake Worth Road. The community will boast 973 homes on a 224.9 acre site located to the west side of Florida’s Turnpike. The site, which features equestrian fields, is currently zoned as low-density residential and owned by 11 different parties. Urban Design Kilday Studios is the proposed planning firm for the project. Central Park Commerce Center The mining company P.B.A. Holdings is looking at building a 3.28 million square foot industrial park on 142 acres located at 20565 Southern Boulevard. Situated to the west of Wellington, the road beyond the site goes through sugar cane fields and then on to Lake Okeechobee. P.B.A. Holdings previously tried to get the land zoned for residential, but was unable to obtain approval. The company is now focusing on bringing a jobs center to the region in response to the new homes being developed in the area. The proposed project would include 2.79 million square feet of warehouses and 491,749 square feet of light industrial. Shopping Center on Boynton Beach Boulevard James Alderman, who manages West Boynton Farms and B&A Gypsy Tomato Co., has applied to construct 133,642 of retail space on a 15.3 acre site located at the northeast corner of Lyons Road. The application for the proposed shopping center, which would be located at 8811 Boynton Beach Boulevard, was completed by J Morton Planning & Landscape Architecture. Hypoluxo Shoppes An additional shopping center has been proposed by Atlantic Land Co. This shopping center would be located west of Interstate 95 near Boynton Beach. Located at 1965 Hypoluxo Road on 4.2 acres, the proposed center would offer 91,476 square feet of retail space. The center would be appropriately named Hypoloxo Shoppes. Affordable Housing for Seniors The Palm Beach County Housing Authority has also proposed an affordable housing complex for seniors near Boynton Beach. The plan calls for increasing the number of allowable units from 48 to 77 on the 9.7 acre site the housing authority has owned since 1991. The site is located on the north side of Quentin Avenue to the west of Nickels Boulevard. Wantman Group is the planning firm on the application. The proposed projects require the approval from the county commission to make zoning changes in unincorporated areas. The decisions will be made after the commission reviews the impact of the changes, including water usage and traffic studies. Public hearings on the proposed amendments will take place November 13th with the adoption hearing scheduled to take place April 2016.
