View of Downtown from West AshleyAfter acquiring Parkshore Centre on One Poston Road, a group of doctors at the Medical University of South Carolina (MUSC) Physicians has announced plans to move at least 300 administrative support employees to the West Ashley office building. Approximately 300 MUSC Physicians employees currently occupy the building space, taking up about half of the 117,450-square-foot building’s available space. As the leases of other tenants expire, however, the medical provider group plans to occupy at least 80 percent of the building’s space. Bringing Back-End Employees to the Forefront Situated off of Sam Rittenberg Boulevard, the Parkshore Centre building is currently home to several other tenants. Among these is the Internal Revenue Service, which is expected to ultimately move from the building. As their leases and the leases of other occupants expire, the organization does not plan to renew. The extra space will be used to accommodate the organization’s revenue cycle department, which consists of billing, accounting and information technology services. Currently, the employees who provide these services are spread out over numerous locations. By getting revenue cycle and IT departments in the same building, the organization hopes to streamline its administrative practices. MUSC Physicians purchased Parkshore Centre from Parkshore Center I Limited for $28.4 million, which amounts to about $242 per foot. $14.2 million of the cost was paid with the help of bonds issued by the S.C. Jobs-Economic Development Authority, which were sold to Wells Fargo Bank. The private health care organization paid cash for the remainder of the June 9 real estate transaction. Constructed in 1985, the Parkshore Centre building is situated on 7.8 acres of land and offers plenty of free parking. Not only is the location expected to be more convenient for employees, but it will be more accessible as well. A Growing Trend MUSC Physicians isn’t the only medical provider that sees the benefits of bringing its back-office employees to the suburbs. Roper St. Francis Healthcare has also announced plans to relocate about 600 non-clinical workers to a new $28 million building in Palmetto Commerce Park, which is located across from Daimler Vans Manufacturing factory. Currently, the medical provider’s back-office employees are spread out among several different offices. The new five-story, 130,000-square-foot building will also feature a number of amenities, including walking trails, a fitness center and a café. The new building is expected to be completed next spring.
